Title: Our 1990s house in Kent has T1-11 siding, and some panels near the ground

Hey. Our 1990s house in Kent has T1-11 siding, and some panels near the ground are swollen and falling apart. I've heard T1-11 is basically garbage in this climate. The house is on a slope, and rain splashes up from the lawn. Is it worth repairing, or should we just replace everything?

Hey. T1-11 near the ground is a clаssic Pacific Northwest problem, it wicks water from splash-back. We had GotRot out for Seattle Siding Repair (https://www.igotrot.com/seattle-wa-siding-repair/) on our Renton house with the same siding. They were honest: the lower panels needed replacement, but the upper walls were still solid, so a full replacement wasn't urgent yet. They replaced the bottom panels, added proper clearance from the ground and flashing. The new bottom panels have held up well through two winters. Honestly, if most panels are already soft, full replacement makes more sense long term. They didn't push us toward the bigger job, which built trust.
